Newsec helped property owner transform Business Park HTC Waterfront into an attractive, innovative workplace through space conversions and collaborative partnerships.

One of the landmarks of the prestigious hi-tech business cluster at Keilaniemi, Business Park HTC Waterfront offers stunning sea views and a central location with modern buildings that provide a wide range of office accommodation, carefully considered services, and an ambience that fosters job satisfaction. Three of the six buildings on the site are owned by the German company MEAG MUNICH ERGO Asset Management.

Employee comfort and an attractive property go hand in hand at Business Park sites, but even a modern office environment will not remain attractive unless it is actively developed and renewed. Synergies between businesses are often stillborn without natural meeting places and a stimulating environment.

Newsec has completed several space conversion projects for HTC Waterfront in Keilaniemi, including the lobby area, a restaurant extension, a fitness room and other communal areas. The concept has been carefully thought through, bringing functionality and inspiration to the premises without compromising on style. The space conversion project includes the Snug Corner where visitors or staff may work or hold ad hoc meetings, and a nook for table football and other recreational activities.

Fazer Amica has broadened its food selection with their vegetarian buffet the “Wicked Rabbit” in association with the popular HTC lunch restaurant. This has been warmly received, with vegetarian food becoming more popular all the time.

HTC now also hosts a Smartvillage event centre, offering rooms of all sizes and appearances for meetings and workshops. The facilities are designed to serve both the businesses based at HTC and outsiders as well. The Smartvillage spaces supplement the HTC conference rooms with an individual décor that brings colour and inspiration to the working day.

Newsec specialists have been heavily involved in all of these projects, with the Business Park site Service Manager, Technical Manager and Project Manager all working closely with the property owner, MEAG, a Munich Re Company, Interior Architect company ItuDesign and other stakeholders. Newsec has also provided the solid financial management skills required for the projects. The team has worked smoothly, with the owner's interests uppermost in implementing all operations.
