Special Investment Fund OP Rental Yield and OP Asuntorahasto I Ky – fund sold a residential portfolio of 981 apartments to companies belonging to Kojamo group in March 2018. In addition, Special Investment Fund OP Rental Yield sold a residential portfolio of 158 apartments to Kunta-asunnot Oy.
Special Investment Fund OP Rental Yield wanted to sell older residential properties in order to make room for 1,400 new apartments to be constructed in 2018 – 2019. The older properties were located in multiple cities and were mostly constructed in the 1990s.
Newsec’s sales advisory team arranged the sales process of the portfolio from the beginning to the end in close co-operation with the asset management team responsible for the management of the properties. As the properties were located in multiple locations, in addition to procuring offers for the entire portfolio, Newsec procured also separate offers for subportfolios corresponding to individual investors’ geographical focus.
The investor demand for the properties was good and the best result for the Vendors was achieved by selling first part of the portfolio to companies belonging to Kojamo group and then another part of the portfolio to Kunta-asunnot Oy. The successful transaction was secured by tight co-operation between Newsec’s sales advisory team, Newsec’s asset management team, the Vendors and the legal advisor.
